      moving higher, it means home loan rates are improving. When bond prices are moving lower,
      home loan rates are getting worse.
      How much do you need for a down payment? Fewer than 20% of those surveyed seemed to
      realized they could finance a home with 10 percent or less down. Potential buyers under
      35 and over 65 were the most likely to believe that a purchase required a down payment of
      more than 20 percent.  In some areas, a buyer can put 10%, there are those opportunities.
      The best option for buyers to remain most competitive is 20% down.

6) Fed Officials Influence Mortgage Rates
         – Robert Kaplan, came out in favor of tighter monetary policy due to improvement in the economy
           Yellen, Fed Chair, said that a gradual tightening of monetary policy is appropriate, and that
           it will take place through federal funds rate hikes and changes in the Fed’s balance sheet
          -December Housing Starts surged 11.3 percent from November, the Commerce Dept, reported
           beating expectations. For all of 2016, average monthly Housing Starts of 1.17 million units were
           the best since 2007 due in part to a strong labor market and rising wages.
          -C.P.I is up 2.1 percent from December 2015. The 12-month measure marks the fastest pace
           of inflationary growth since the period ending June 2014. Rising inflation, at both the consumer
           and wholesale levels, is worrisome because it reduces the value of fixed investments like
           Mortgage Bonds and hurts the home loan rates tied to them.

       November. The increase was due in part to strong sales for autos.  The year ended

       loan rates are still near historic lows.

       1) Replace your debit card with a credit card-Get a credit card and use it, but don’t spend
           money that you don’t have and pay it off 100% each month
        2) Eliminate nuisance balances- It is better to pay off some credit cards and keep a higher
            balance on the others versus paying them all down equally
        3) Avoid paying double for home insurance- homeowners with poor credit pay twice as much
            for homeowner’s insurance as people with excellent credit
        4) Request credit line increase- If you only have one credit card and you typically use much of the
            credit limit, call the credit card company and ask for an increase in your credit line
        5) Don’t try to remove old debt- 35% of a credit score is based on credit history
